Add a Second (or Third) Level

In many cases, the most economical and attractive addition can be adding a second floor vs. expanding the footprint of your home. Sometimes it is the only way to add more living space due to property lines and town setback provisions. But always keep an eye toward great design vs. just adding square footage to your current home. We all know examples of "add-a-level" going very wrong.

First Step = Function:

Why do you want to add another floor to your home? How do you envision you and your family using this new space? How will it connect your your current living spaces? Spend some time thinking about why this option is best for your situation.

Find what you like:

We recommend that you gather pictures of exterior and interior views and features of homes that have multiple floors. Start to identify homes that have maintained a unified look after the level has been added. Keep an ongoing file of everything that strikes your fancy. After a while, you will start to get a view of what you will ultimately want, and it will be easier to set your priorities.

Most important:

Take your time. There are many decisions involved in any significant remodeling project, and there are ways to keep the process organized and smooth. However, an essential element is that you have had the opportunity to review your choices and feel comfortable with your final decisions.

Options:

As with many of our decisions, decide what your budget is and let it drive your choices. The depth and breadth of decisions you will have to make when you add a number of rooms to your home can be overwhelming. The range of prices can be broad too. Decide how you would like to invest in your home vs. what might be good for someone else.
