How long have you been in business?

Bruen Custom Building, LLC was started by Carl Bruen in 1996. See our About Us section on this website for more information about the company and our employees.

Are you fully licensed and insured?

Bruen Custom Building, LLC is licensed with the Division of Consumer Affairs as part of the State Office of the Attorney General of New Jersey. We carry Liability and Workmen’s Comp Insurance for our business.

How many projects have you completed in the area?

During the past 12 years, we have completed over 660 projects for customer in Morris, Somerset Counties, and Essex counties.

Why do I hear these nightmare stories about contractors?

Any remodeling project is hard for those involved because it involves change and the unknown. Will my ideas be good for my home? Will the quality of workmanship be as high as I want it? We believe that the problems we all hear about stem from poor communication and different sets of expectations. It is essential that the homeowner and the contractor collaborate closely on all phases of the work, and that realistic expectations be set regarding the time and the cost required to complete a project. Homeowners who are unhappy often feel that they were not fully informed about all of the issues that are involved in a remodeling project.

Why do I need a permit for my project?

Most municipalities require a permit or set of permits for renovations that change the conditions of the interior or exterior. The exception to this is when a project involves replacement and not an update. But, you must always check with the town/township regarding their requirements.

CAUTION: Be suspicious of any remodeler who says s/he can do a major project without a permit. The permit process is there to protect consumers and reputable remodeling and design/build firms meet these requirements.

Why do I have to sign a contract for my small project?

New Jersey law now requires a contract for any work that is projected to cost over $500. A good contract includes clauses that protect both the customer and the design/build firm so that everyone is fully informed at the start of the project.

Why does construction have to be so messy?

Any demolition phase in an existing home can involve a lot of dust and debris as employees take out existing drywall, etc. The goal of a remodeler is to minimize the impact of demolition and construction on the homeowner and their family and pets. Please see our Clean Buildsm program.

How can I do my project for a lot less money?

Your remodeler should be prepared to discuss the many options that are available to you so that you will not exceed your budget. Manufacturers feature lines of products that will fit a very limited budget up to an extravagant design. From flooring to surface-mounted lighting, we are fully prepared to collaborate with you so that you get the room you want without feeling intimidated by pricier options.

How can I avoid costly overruns?

A detailed estimate will provide you with the exact tasks that will be involved in your project. Be sure to review this document carefully and ask lots of questions so that you know what is included and excluded. There are times, however, that in the course of demolition, problems or hazards are discovered such as mold or termite damage. Homeowners, especially those who live in older houses, should be aware of the issues that older homes present.

How can we keep my project on time?

We are all in a hurry these days, and this includes remodeling projects! Work closely with your design/build firm so that you are fully informed about the time required for each phase. There are many things that can crop up that will add days to the schedule: weather delays, unforeseen structural damage or mold, extra municipal permit requirements, special orders for products, sub-contractor delays, and even homeowner changes mid-project.

Can you finish my project before a deadline (party, holiday, etc.)?

A reputable remodeler always wants to please his/her customers, and will try very hard to meet special deadlines. However, it is also his/her responsibility to tell the homeowner if s/he cannot meet the deadline for the party or holiday. A customer then has the option of scaling back their project or delaying it until the event is over.

Does construction have to be so hard on me and my family?

A reputable contractor will work with your special requirements regarding privacy, timing of day for work, and family needs. We have extensive experience dealing with special needs children and understand completely how construction can impact them. We recommend a portable toilet so that your privacy is maintained.
